Case in point: our new listings going live next week. While we have a range in mind, we haven’t locked in our official list price yet. Why? Because we’re carefully watching the market. If a comparable home goes under contract quickly, and we feel our listing offers more, we might price higher. On the other hand, if multiple competing homes hit the market and sit without offers, we may need to take a more conservative pricing approach.

The same principle applies to buyers. Recently, we’ve had quite a few out-of-town buyers coming in to tour neighborhoods and homes. The earliest we finalize their tour schedule? One to two days before they arrive. Why? Because a lot goes into planning a 2-5 hour neighborhood tour, and we want to ensure we are working with the most recent inventory. If we planned a week in advance, we could end up touring homes that are already under contract or missing out on fresh listings that just hit the market. By waiting until the last minute, we can ensure buyers are seeing the best available options.

This level of uncertainty can be challenging, especially for those who love a detailed, step-by-step plan. Trust us—we, too, wish every transaction could be mapped out months in advance with no surprises. But real estate doesn’t work that way. The market dictates the moves, and our job is to interpret and react in real time to ensure the best possible outcomes for our clients.
