This is our first meeting where you can introduce us to your home. The goal during this visit is to uncover your motivations for selling, establish a timeline & marketing plan, and for us to get familiar with your home. Don't worry if your home isn't in perfect condition, it's our job to see the potential and give you suggestions of how we can maximize your sale price.
Not one home is alike, therefore there is not a simple algorithm that we can use to find your home's current or potential value. Depending on the market and recent sales, we will create a custom pricing strategy for your home. We will compare our pricing strategy with your goals and determine what price we will list your home for.
You've decided that we are the right agent's for the job, so now it's time to formally hire us by signing the listing contract. This document is what employs us to market your home to other brokerages & the general public to obtain an offer which hopefully meets, or better yet, exceeds, your goals. Once this is signed, the team at Corcoran Realty & Co. gets to work on your home.
Once the listing contract is signed, we have up to 21 days to get it "show ready". This means there might be some home improvements to be made, and likely some home staging/styling advice to provide. Don't worry, all our agents are trained home stylists and we have our own staging warehouse filled with anything we might need for your home. Added bonus, there is no extra charge for this service...we believe in providing the best service possible to you which is why we offer this.
Once your home is staged, it will be ready for the photo shoot. We hire some of the best photographers in the area to capture your home in HD and in 3D. The shoot takes about 1.5 hours, and we will always have someone on our staff there to ensure that things run smooth. Once we have the photos back, it's time to finalize our marketing booklets, online marketing & our social media. It's our job to make your home to shine when it transitions from "coming soon" to "go live".
Once an offer is submitted for your home, we will meet (either in person, on the phone or via zoom) and discuss the terms of the offer. We will go over the price, contingencies & standard language of the offer so you have a strong understanding of the contract that the Buyer has presented to us. It'll be your decision if you would like to accept the offer, counter the offer or decline the offer. We will walk you through the pros and cons of each option.
